Start with a brief, a plot and the right project team
A custom home can begin with an architect’s drawings or an early concept. The important part is a clear technical brief, defined responsibilities and a written scope.
What a useful brief should cover
- Plot location, access and known constraints.
- Approximate floor area and room requirements.
- Preferred external materials and energy strategy.
- Budget range and target programme.
- Whether you need design only, a frame package or a complete build.
Technical coordination
Architectural drawings need to align with structural engineering, fire safety, thermal performance, services and Building Regulations. Responsibility for each part should be stated clearly in the appointment or construction contract.
Pricing a custom project
Custom work cannot be priced reliably from floor area alone. Ground conditions, spans, glazing, roof geometry, finishes and site logistics all affect the cost. Any commercial offer should be a written quotation from the legal entity responsible for the stated scope.
